Melbourne Central Tower

Having maintained the building for over a decade, A.G Coombs was requested to put its engineering and energy efficiency expertise to use and help improve the building’s NABERS rating.

A.G. Coombs’ energy optimisation involvement commenced after the upgrade of Melbourne Central Tower’s Building Management and Controls System (BMCS).

The onsite JLL Property Management team was keen to utilise the capabilities of the newly installed BMCS and its sophisticated control strategies to better manage the plant and equipment and reduce energy consumption, thereby improving the building’s NABERS rating.

A site operations and systems audit identified a list of initiatives to enhance the energy usage of the building, including:

  • Strategies to better utilise free cooling provided by low outside air temperatures.
  • Changes to cooling staging setpoint regimes to better match the operation, configuration and capabilities of the on-site chilled water plant.
  • Increased use of the building’s sophisticated ventilation systems to reduce the requirement for chilled water to supply the building’s cooling.

A.G. Coombs’ depth of technical and operational knowledge of the building was critical to the project’s success.
