Having reviewed of the existing facility’s energy consumption and metering systems, A.G. Coombs Advisory provided ISPT with detailed engineering advice and commissioning support. This identified and substantiated practical and cost effective energy-saving initiatives that would achieve the building’s targeted NABERS Energy rating.
A staged program of upgrade works was implemented under the guidance of ISPT and project managed by the property manager, Knight Frank. Priority was given to new, higher efficiency chillers, with the staging of the four machines optimised for seasonal operation.
A.G. Coombs’ building optimisation specialists also developed and implemented enhanced operational strategies for the energy consuming systems in the building.
Upgrades to improve public area lighting controls and fittings in the public areas, inclusive of car park areas and stairwells, were also implemented by A.G. Coombs and Knight Frank.
Separation of the energy use by the retail areas, which also included escalators and other assets not associated with the office tower, has enabled clear and accurate identification of the base building’s energy performance.
