171 Collins Street (Construction)

171 Collins Street was developed and is owned by property groups Cbus Property and Charter Hall Group.

A.G. Coombs delivered specialist HVAC and mechanical services to this 18-storey commercial facility that houses anchor tenant BHP Billiton. The project also incorporated the refurbishment of the adjacent heritage-listed Mayfair Building.

171 Collins Street was designed to reduce energy consumption by 50% and water consumption by 60%, when compared to a typical Melbourne office building. The building’s 6 Star Green Star Office Design and As-Built ratings, and its 5 Star NABERS Energy rating, are the result of a range of forward thinking initiatives and advanced design technology, which includes the highly flexible air conditioning system installed by A.G. Coombs. This includes the new Under Floor Air Distribution (UFAD) system, which was installed to service the 17 floors of premium office space and seven levels of boutique offices in the Mayfair Building.

A.G. Coombs’ lead in commissioning management has ensured optimal ongoing energy performance of all the building’s systems, and a fine-tuning committee drove several activities around control-loop stability, AHU dual-coil operation, low building thermal-load chiller operation and stratification within the office spaces.
