171 Collins achieves first Australian Sustainability ‘Triple Crown’ with Three 6 star NABERS Ratings

Melbourne’s 171 Collins Street has become the first sustainability “triple-crowned” building in Australia, achieving simultaneous 6-star NABERS ratings for Energy, Indoor Environment and Waste. The building also holds a 5 Star Green Star performance rating.



Owned and developed by property groups Cbus Property and Charter Hall, 171 Collins features a number of sustainability and energy efficiency initiatives. These have also seen the building become the first Property Council of Australia Premium Grade building to achieve the prestigious 6 Star Green Star As-Built Office V2 rating in 2014, and be recognised at the International Property Awards Asia Pacific, United Nations Association of Australia World Environment Awards and Urban Taskforce Development Excellence Awards.

Cbus Property’s Chief Executive Officer, Adrian Pozzo, said the triple-crown showcased how the joint-venture partners took a broad approach to sustainable building performance across the functions of energy-efficiency, water, waste and indoor environment, and had delivered exceptional outcomes for the building and its tenants.

“171 Collins Street was originally designed to meet a 5 Star NABERS Energy rating back in 2013 but this shows that with a focus on energy efficiency, performance can be continually improved over time to reach the top rating of 6 Stars,” he said.

“Health and wellbeing are a primary focus for Cbus Property, and what 171 Collins Street has done for a number of years now is deliver superior indoor environmental quality standards to benefit our tenants.”

Charter Hall’s  Office CEO, Carmel Hourigan, said the Australian-first accolade reflected the market-leading sustainability initiatives driven by the joint-venture team.

“The triple-crown achievement powerfully demonstrates there are always ongoing opportunities to enhance a buildings performance via long-term vision, active partnerships and strategic asset management,” she said.

“171 Collins Street now sets a new standard for sustainable workplaces that deliver positive environmental outcomes, and better-quality work environments for tenant customers.” Senior Facilities Manager at 171 Collins Street, Wayne Beard of Knight Frank Australia, said that “pursuing and achieving market-leading NABERS ratings for Energy, Indoor Environment and Waste would not have been possible without all stakeholders working collaboratively towards and delivering on these common goals.”

The building is the global headquarters of mining company, BHP Billiton, and was originally designed to meet a 5 star NABERS Energy rating – however, ongoing focus and enhancement have proven that performance can be continually improved over time.

During construction, A.G. Coombs was responsible for the detailed design, installation and commissioning of specialist HVAC and mechanical services, and was part of the Green Star building tuning process. Subsequently A.G. Coombs has provided ongoing energy efficiency and indoor air quality-focused maintenance and building system’s tuning services to the on-site management team.
