Building Energy Optimisation and Tuning – Mechanical & HVAC Services

One McNab Avenue was developed to contribute to the revitalisation of the inner-west Melbourne suburb of Footscray as part of its Community Activity District Development Program. Completed in 2014 the 12 storey office complex is providing long term accommodation needs for tenants, including City West Water and State Trustees. This building boasts world class design, finishes and premium services. In keeping with its high quality status Facility Manager JLL engaged A.G. Coombs to review the building’s HVAC systems and provide recommendations towards achieving significant energy reductions as well as improve tenant-occupant satisfaction levels throughout the complex.

As part of its contract for delivery of Mechanical and HVAC maintenance, A.G. Coombs Servicing and JLL determined that improvements could be made to the performance of the HVAC systems in the building. A.G. Coombs Advisory was then engaged to carry out an assessment of the building’s systems, and then deliver on recommendations to increase the building’s original 4.5 Star to a 5.0 Star NABERS Energy Rating.

The process began with an assessment of the main HVAC plant and equipment to establish their current condition and performance. The necessary data collection infrastructure was set up, A.G. Coombs Advisory then applied its unique Building Energy Optimisation Program (BEOPTM) to review and reprogram the control and building automation systems. It has since been applying the A.G. Coombs digital data capture system and strong know how in building tuning to ensure that each mechanical system is operating seamlessly and in synch for optimum efficiency. With a primary focus on energy reduction, indoor conditions and tenant comfort, changes were made in conjunction with BMCS provider Alerton and the Facility Manager to ensure there was minimum disruption to the day-to-day operation of the building and its tenants.

The building had originally been commissioned to achieve 4.5 Star NABERS Energy Rating. Moving the goal post to 5.0 Star is a significant achievement and represents a large impact on energy consumption. A.G. Coombs Advisory continues to remotely monitor and tune the building’s systems with further energy savings being achieved as it moves the building towards the client’s aspiration for a 5.5 Star NABERS Energy Rating.

A.G. Coombs Advisory were brought on board due to their proven ability to achieve significant energy savings while maintaining and improving on tenant comfort levels – and they have not disappointed. The team is proactive, dedicated and willing to work flexibly to implement solutions while maintaining an operational building serving a number of high profile Government tenants. In little over a year the team have helped to achieve substantial daily savings – across all seasons – while at the same time improving tenancy comfort levels. In this time building has progressed from a 4.5 Star NABERS Energy rating and is on track to push well past the current 5 Star rating.
